Some people may view property as a good alternative investment to stocks and shares. This can certainly help with “investment asset class diversification”, which may explain why there is such a rapidly growing buy-to-let market. Property investments depend partly on capital growth potential and partly on potential income from rent, once repairs and maintenance, agency fees and the cost of any borrowing have been taken into account.

We offer advice on, for example mortgages for those wishing to purchase commercial or residential property – including those wishing to purchase commercial property within their self invested pension scheme.

  • We already look after the property portfolio of a number of experienced property landlords, re-mortgaging their properties when they come to the end of their special deal periods. This means that you can be confident that with Aegis Mortgage Consultants, you are dealing with the experts.
  • We have access to lenders offering “fee-assisted” re-mortgage packages for the buy-to-let market
  • Many of our lenders will consider lending based on rental income alone, without the need for other income to support the loan, although they normal have their own “in-house” basis for rental calculation; we have the experience to find the lender that best suits your requirements.
  • Loans may be available up to 90% of the property value, subject to the circumstances of the applicant and the rental income of the property.

Past performance is not a guide to future performance. The value of property investments and income from them can go down as well as up and investors may not get back the amount originally invested.

The value of a property is generally a matter of opinion and the true value may not be recognised until the property is sold. It may be difficult to sell or realise the value of the property in adverse market conditions.

Borrowers will still be responsible for maintaining the payment of any mortgage in the event that the property is not rented out and therefore may wish to make suitable provision for this event. We suggest that you seek legal advice and advice on tax issues before purchasing a property to let.”

We do not charge a fee for arranging commercial or buy-to-let loans (which is one reason why so many of our professional colleagues choose to introduce their clients to us for this type of mortgage). However, there may be a lenders’ charge such as, for example, in respect of valuation or arrangement fees.
